You can outsource the servicing work. You cannot outsource the responsibility.
Your investors hold you accountable for oversight, and your borrowers see your subservicer as your brand. Garrett, McAuley & Co. shows you how your servicing really performs, whether you have the right arrangement, and where money is slipping away. Our advice is not tied to selling servicing or moving your portfolio.

- On-site operations, when a desk review is not enough, focused on the areas that drive losses and complaints
- Your subservicing contract and invoices, read line by line against current market terms
- Escrow, advances, and float income that are not flowing back to you
- Default management and claims, checked against investor timelines and post-claim files
- Recapture and retention, and what a realistic program is worth
How it works
- 1A call about your servicing arrangement and the questions you need answered.
- 2A data request for your subservicing contract, invoices, and performance reports.
- 3A scored review of your subservicer and your oversight program.
- 4A written report on what to fix, what to renegotiate, and what money to recover.

Common questions
- Do you need to visit on site?
- Not always. The subservicer scorecard and the oversight program review need no on-site visit. We recommend on-site due diligence when a desk review is not enough.
- Is there a free way to start?
- Yes. The PULSE Subservicer Health Check at pulse.garrettmcauley.com takes about 10 minutes. It shows how your subservicer compares with what other lenders report, and your answers stay confidential.
- Can you help if we decide to switch subservicers?
- Yes. We run the RFP and selection. If you move, we can guide the transfer or manage the whole thing for you.
- Is this the same as subservicer selection?
- No. An oversight review tells you how your current arrangement performs. If the answer is to shop the relationship, our subservicer selection engagement runs the RFP.
